Nearby towns

Skokie vs Evanston, Lincolnwood, and Morton Grove.

People tour all four in one weekend. The prices do not travel with them. Ryan Rahim will tell you which town matches the house you actually want.

Skokie

The Yellow Line at Dempster-Skokie, Niles North, Old Orchard, and a village of houses plus condos. Recent village medians have been in the mid-$400s, with detached homes closer to the low-to-mid $500s. That number is a starting point for Skokie only.

Evanston

A different town: the lake, Northwestern, and its own high schools. Buyers cross-shop it with Skokie, then discover the house and the taxes are not interchangeable. Ryan will not price an Evanston street with a Skokie median.

Lincolnwood

Smaller, and often in the same Saturday tour as east Skokie. The question is usually the specific block and the commute, not a village slogan. Comps stay inside Lincolnwood.

Morton Grove

The next suburb west, and a place Ryan also works. Same rule: a Morton Grove ranch is not a comp for a Skokie two-story just because the towns share a border.

Skokie median sale about $435,000. Detached about $525,000. No Evanston, Lincolnwood, or Morton Grove average is printed here — those would be guesses.
