Skokie pricing

Old Orchard vs Downtown Skokie pricing.

The gap is mostly the building, not the slogan. A condo by the shops and a house on a side street are different products. Village medians sit in the mid-$400s. Detached homes run closer to the low-to-mid $500s.

Old Orchard

Shops, then the side streets

Buyers say “Old Orchard” and mean walkable to the open-air center. On Ryan’s book that includes a condo at 4700 Old Orchard Rd that closed at $140,000, and houses just south of that grid: 8642 Gross Point Rd at $430,000 ($30,000 over asking) and 8619 Crawford Ave at $490,000 ($20,000 over asking).

Downtown

Library, village core, Yellow Line

Downtown is condos and smaller houses near the library and the train, not a second Old Orchard. Ryan’s buyer side at 4308 Main St closed at $412,000. A condo at 5155 Madison St closed at $212,500. You are often buying a walk to the village, not a larger lot.

How to read the two prices

  • Village-wide median sale about $435,000. Detached median about $525,000. Those are starting points, not your block.
  • Old Orchard condos in Ryan’s book have closed well under $200,000. Houses on the nearby streets have closed from the $400s into the high $400s — and higher when the house is bigger.
  • Downtown at a similar budget is often a house on a tighter lot or a condo with the train nearby. Do not compare a Madison condo to a Crawford house and call it a neighborhood discount.

Ryan does not publish a single “Old Orchard premium.” The honest comparison is three solds on the street you want, same house type.
